There is no single professional inspection frequency that is suitable for every commercial building.

The appropriate frequency should take account of:

• Previous inspection findings

For many commercial premises, a six-monthly professional inspection is commonly adopted as a suitable starting point. Fire doors in busy, higher-risk or heavily used locations may require more frequent inspections.

Any inspection frequency identified within the fire risk assessment or required by specific legislation should take precedence.

Additional statutory checking requirements apply to certain multi-occupied residential buildings. Responsible Persons for qualifying buildings over 11 metres must arrange quarterly checks of communal fire doors and, on a best-endeavours basis, annual checks of flat entrance doors.

Where suitable and supported by the doorset's construction and available evidence, remedial works may allow a defective fire door to be brought back to an acceptable condition without complete replacement.

Fire door remedial, replacement and installation works arranged by Kings Fire are completed by our trusted specialist passive fire protection contractor, with whom we have worked for several years. Our contractor is also a member of the Association for Specialist Fire Protection.

New Fire Door Installations

New fire door sets and installations are completed under our contractor's BM TRADA Q-Mark Fire Door Installation certification where the proposed doorset, structural opening, supporting evidence and project requirements fall within the scope of the certification scheme.

The BM TRADA Q-Mark scheme provides independent third-party assurance that applicable fire door installations are completed through an assessed and controlled installation process.

Relevant BM TRADA certification and installation documentation will be provided where the completed installation falls within the certified scope.

Fire Door Remedial and Maintenance Works

Remedial and maintenance works to existing fire doors are assessed individually according to the condition and construction of the doorset, the available supporting evidence and the nature of the defects identified.

These works are not completed or certified under the BM TRADA Q-Mark Fire Door Installation scheme. Our trusted contractor provides its own company certificate of conformity for completed fire door remedial and maintenance works, where applicable.

Where a client or specification requires work under a particular third-party certification scheme, this requirement must be identified and agreed before the works are instructed.
