Commercial Fire Door Inspections, Repairs & Replacements
Fire doors are a critical part of a building's passive fire protection. When correctly installed and maintained, they help to restrict the spread of fire and smoke, protect escape routes and provide occupants with valuable time to evacuate safely.
Kings Fire provides professional fire door inspections, detailed digital reporting, remedial works and replacement fire doors for commercial organisations and professionally managed premises.
Based in Bedfordshire, we support clients across Bedfordshire, Hertfordshire, Buckinghamshire, Northamptonshire, Oxfordshire, Cambridgeshire, London and the wider Home Counties.

📋 Important Information About Remedial Quotations
We do not provide quotations for fire door remedial works based on inspection reports produced by third-party companies.
This is because the quality, accuracy, scope and consistency of external fire door surveys can vary considerably. We cannot accept responsibility for remedial recommendations based on an inspection that we have not completed ourselves.
To ensure that any proposed works are accurate, appropriate and supported by our own inspection findings, a Kings Fire fire door inspection must be completed before we provide a remedial quotation.
🔥 Why Fire Door Inspections Are Important
Under the Regulatory Reform (Fire Safety) Order 2005, as amended, the Responsible Person must ensure that fire safety measures within relevant premises are properly maintained and remain effective.
Fire doors are subject to frequent use, accidental damage, alterations and general wear. Even relatively minor defects can affect the ability of a doorset to perform as intended.
Common problems include:
- Fire doors that do not close fully
- Excessive gaps around the door leaf
- Missing or damaged intumescent strips and smoke seals
- Defective hinges, closers or other ironmongery
- Damage to the door leaf or frame
- Unapproved alterations or penetrations
- Incorrect glazing or loose glazing systems
- Missing fire door signage
- Doors being wedged or held open incorrectly
A professional inspection identifies these issues and provides clear evidence of the action required.
🔍 What Is Included in a Fire Door Inspection?
Our competent fire door inspectors assess each accessible doorset individually.
Depending on the type and condition of the door, the inspection may include:
- The fire door leaf and frame
- The general condition and construction of the doorset
- Certification labels, plugs and markings where visible
- Gaps and clearances around the door leaf
- Intumescent strips and smoke seals
- Hinges and essential ironmongery
- Self-closing devices
- Locks, latches and handles
- Fire-resistant glazing and glazing systems
- Hold-open or release devices where fitted
- Fire door signage
- Damage, alterations and penetrations
- The operation, closing and latching of the door
- Compatibility of visible components
- The surrounding frame and wall interface where accessible
Where included within the agreed scope, we can also assess final exit doors, panic hardware, push bars, push pads and ease of opening.

💻 Comprehensive Digital Fire Door Reports
Following the inspection, you will receive a clear digital report containing the findings from the survey.
Our reports include:
- Individual fire door inspection records
- Photographic evidence
- Details of identified defects
- Clear descriptions of the issues found
- Recommended remedial actions
- A practical record to help manage ongoing works and compliance
The report provides your organisation with a structured record of the condition of its fire doors and helps you plan any necessary repairs, maintenance or replacements.
📅 How Often Should Fire Doors Be Inspected?
There is no single professional inspection frequency that is suitable for every commercial building.
The appropriate frequency should take account of:
- The building's fire risk assessment
- The use and occupancy of the premises
- The location of the doors
- The amount of traffic and daily use
- The age and condition of the doorsets
- Previous inspection findings
- Any damage or alterations
- Applicable legislation and guidance
For many commercial premises, a six-monthly professional inspection is commonly adopted as a suitable starting point. Fire doors in busy, higher-risk or heavily used locations may require more frequent inspections.
Any inspection frequency identified within the fire risk assessment or required by specific legislation should take precedence.
Additional statutory checking requirements apply to certain multi-occupied residential buildings. Responsible Persons for qualifying buildings over 11 metres must arrange quarterly checks of communal fire doors and, on a best-endeavours basis, annual checks of flat entrance doors.

🛠️ Fire Door Repairs and Remedial Works
Where suitable and supported by the doorset's construction and available evidence, remedial works may allow a defective fire door to be brought back to an acceptable condition without complete replacement.
Typical remedial works may include:
- Replacing missing or damaged intumescent strips and smoke seals
- Adjusting door closers
- Correcting door alignment
- Addressing excessive gaps where an appropriate repair is possible
- Replacing unsuitable or defective hinges and ironmongery
- Installing or replacing fire door signage
- Repairing damage to door leaves and frames where permitted
- Correcting closing and latching problems
- Addressing defects identified within the Kings Fire inspection report
Any proposed repair must be appropriate for the particular fire doorset. Where a safe and supportable repair cannot be completed, replacement may be recommended.
🚪 Fire Door Replacements and Installations
Where a door is significantly damaged, unsuitable, beyond economical repair or cannot be supported by appropriate evidence, replacement may be necessary.
We can arrange:
- Replacement fire doors and complete doorsets
- Timber, composite and steel fire door solutions where appropriate
- Bespoke doors manufactured to suit the opening and required specification
- Replacement frames and compatible ironmongery
- Installation by our trusted BM TRADA Q-Mark certified fire door installation contractor
- BM TRADA certification and installation documentation where the completed installation falls within the contractor's certified scope
Each replacement is considered according to the premises, the opening, the required fire resistance and the intended use of the door.
✅ Fire Door Repairs, Replacements and Installation
Fire door remedial, replacement and installation works arranged by Kings Fire are completed by our trusted specialist passive fire protection contractor, with whom we have worked for several years. Our contractor is also a member of the Association for Specialist Fire Protection.
New Fire Door Installations
New fire door sets and installations are completed under our contractor's BM TRADA Q-Mark Fire Door Installation certification where the proposed doorset, structural opening, supporting evidence and project requirements fall within the scope of the certification scheme.
The BM TRADA Q-Mark scheme provides independent third-party assurance that applicable fire door installations are completed through an assessed and controlled installation process.
Relevant BM TRADA certification and installation documentation will be provided where the completed installation falls within the certified scope.
Fire Door Remedial and Maintenance Works
Remedial and maintenance works to existing fire doors are assessed individually according to the condition and construction of the doorset, the available supporting evidence and the nature of the defects identified.
These works are not completed or certified under the BM TRADA Q-Mark Fire Door Installation scheme. Our trusted contractor provides its own company certificate of conformity for completed fire door remedial and maintenance works, where applicable.
Where a client or specification requires work under a particular third-party certification scheme, this requirement must be identified and agreed before the works are instructed.
